ASSOCIATE - LEGAL - ROLE SUMMARY The Legal Associate shall be primarily responsible for aiding the Senior Legal team members in conducting due diligence of real estate properties, drafting of Agreements for Sale of properties, Memorandum of Understanding, Power of Attorneys and all other ancillary transactional documents. The key responsibilities will include collating, scrutinizing, and verifying documents relating to land / apartments, conducting due diligence, analyzing title flow, preparation of preliminary title reports, and drafting of different deeds like Power of Attorney, MOU, Sale Agreements, Sale Deeds. The Legal Associate will also be responsible for managing property registrations in close co-ordination with external and internal stakeholders like Customer Relationship Management Teams, home sellers, and home buyers. The role would also involve execution and Registration of Sale Deeds at the Sub Registrar Office, Calculation and Payments of Stamp Duties to the Land Registry Office. The Legal associate will also assist ad hoc projects as requested by management. JOB DESCRIPTION Qualification: BA; LLB (5 Years) / LLB (3 Years) Years of Experience: 0-3 years (any experience in a developer/law firm background is desirable. For freshers, internship experience in real estate is mandatory). Language Proficiency: Ability to read and write Kannada and English is a must. Working knowledge of Hindi is preferable, but is not mandatory. Key Skills: Understanding of title flow for real estate properties including apartments Understanding of agreements entered with respect to the purchase and sale of real estate assets (Agreements to Sell, Construction Agreements, Sale Deed, Joint Development Agreement, Area Share Agreements etc.) Understanding of title/revenue documents pertaining to residential buildings (Khatha / Encumbrance Certificate). Experience in drafting of commercial agreements and contracts (any experience in drafting of real estate agreements is desirable) Experience in document drafting for real estate sale and purchase transactions, including Agreements to Sell, Sale deed, Memorandum of understanding, Letter of Intent and other ancillary documents Understanding of the fundamental concepts of laws governing property transactions in India including property law, contract law, stamp act, real estate laws, relevant provisions of Income Tax Act, recent developments in the field of law etc. Good understanding of Transfer of Property Act, 1882, Real Estate Regulation and Development (RERA) Act, 2016 Essential and Desirable Attributes: Good strategic capability and process oriented. Good analytical, lateral, interpretation, and interpersonal skills. Attention to Detail High on delivery and drive for results along with good communication skills is a must Takes Ownership.
